Construction of 5 office buildings that consolidates 3 State departments on
State-owned land. Blocks 171-174, bounded by 15th and 17th
Streets and L and N Streets and Block 225, located between 14th and 15th Streets
and N and O Streets.

Designed By: Johnson Fain Partners conceived the design and prepared
the criteria documents that define the functional and aesthetic characteristics
which established the design intent for Blocks 171-174 and Block 225. The Clark/Gruen
design/build team completed the design and constructed the Blocks 171-174
Office Buildings. The Hensel Phelps Construction Company/Fentress Bradburn
Architects Ltd. design/build team completed the design and constructed the
Block 225 Office Building.

As designed, this project exceeds the
minimum 1998 energy efficiency standards mandated in Title 24 by 30
percent. It also integrates daylighting techniques into building
envelopes, improves building ventilation, incorporates recycled-content products
with low or zero volatile organic compounds (VOC), and uses water efficient
irrigation and plumbing systems. As modeled, this project is forecasted to
save taxpayers $400,000 annually in energy savings alone.
